RESTORING SAFETY AND STRUCTURE: FMS DELIVERS MAJOR ROOFLINE WORKS AT HEARSALL ACADEMY

HOW SUMMER SCHOOL RENOVATIONS REDUCE MAINTENANCE COSTS AND CREATE BETTER LEARNING ENVIRONMENTS

For schools, colleges, and educational facilities, the summer holiday period presents a valuable opportunity. With classrooms empty and daily operations reduced, site managers and leadership teams have a unique window to undertake essential renovation, refurbishment, and maintenance works that would otherwise be difficult to complete during term time.

At FMS UK Group, we work closely with educational establishments across the UK to deliver planned improvement projects that not only enhance learning environments but also reduce future maintenance issues, improve compliance, and create more efficient buildings for staff and students alike.

Why Summer is the Ideal Time for School Improvements

The six-week summer break provides schools with the flexibility to carry out larger-scale works without disrupting teaching, examinations, or student activities.

Whether it’s a single classroom refresh or a major building refurbishment, completing works during the holiday period ensures projects can be delivered safely, efficiently, and with minimal impact on day-to-day operations.

It also allows schools to start the new academic year with facilities that are safer, more modern, and better equipped to support learning.

Moving Beyond Reactive Repairs

One of the biggest challenges facing schools is the cost and disruption associated with reactive maintenance.

Leaking roofs, deteriorating classrooms, ageing heating systems, damaged flooring, failing lighting, and worn washroom facilities often result in ongoing repair costs and operational headaches throughout the year.

Rather than continually fixing the same problems, summer renovation projects provide an opportunity to address root causes and implement long-term solutions.

By investing in strategic upgrades, schools can significantly reduce:

  • Emergency maintenance call-outs
  • Ongoing repair costs
  • Health and safety risks
  • Energy consumption
  • Operational disruption during term time

Creating Better Learning Environments

The condition of a school’s environment plays a significant role in student wellbeing, staff satisfaction, and overall performance.

Modern, well-maintained facilities help create spaces where students can focus, teachers can teach effectively, and visitors gain confidence in the school’s standards.

Typical summer renovation projects include:

Classroom Refurbishments

  • New flooring and decoration
  • Improved storage solutions
  • Modern lighting upgrades
  • Acoustic improvements
  • Technology integration

Washroom Upgrades

  • New sanitaryware and IPS systems
  • Improved accessibility
  • Enhanced hygiene standards
  • Water-efficient fixtures

Staff and Administration Areas

  • Office refurbishments
  • Meeting spaces
  • Welfare facilities
  • Reception upgrades

Building Fabric Improvements

  • Roofing repairs and replacements
  • Window and door upgrades
  • External repairs
  • Structural remedial works

Improving Compliance and Safety

Educational buildings are subject to strict compliance requirements, and summer provides an excellent opportunity to address any concerns before students return.

Projects often include:

  • Fire door upgrades
  • Emergency lighting improvements
  • Electrical remedial works
  • Accessibility enhancements
  • Roofing and structural repairs
  • Security and access control upgrades

These improvements help ensure facilities remain compliant, safe, and fit for purpose throughout the academic year.

A Turnkey Solution from Start to Finish

At FMS UK Group, we understand that school leadership teams and site managers already have enough to manage.

That’s why we provide a complete turnkey solution, overseeing every stage of the project from initial surveys and planning through to delivery and final handover.

Our services include:

  • Site assessments and surveys
  • Design and planning
  • Project management
  • Multi-trade installation teams
  • Compliance management
  • Quality assurance and final sign-off

By bringing everything together under one roof, we remove the complexity of managing multiple contractors and ensure projects are delivered on time, on budget, and to the highest standards.

Supporting Schools for the Long Term

School renovations aren’t simply about making buildings look better. They are about creating environments that work more efficiently, require less ongoing maintenance, and provide a better experience for students, staff, and visitors.

Through careful planning and investment during holiday periods, schools can reduce future maintenance burdens, improve compliance, and create facilities that support education for years to come.

RESTORING SAFETY AND STRUCTURE: FMS DELIVERS MAJOR ROOFLINE WORKS AT HEARSALL ACADEMY

RESTORING STRUCTURAL INTEGRITY AND SAFETY THROUGH EXPERT PLANNING AND SKILLED WORKMANSHIP

FMS UK Group were appointed to deliver critical remedial works for the Inspire education Trust at Hearsall Academy, Coventry – where structural failures had rendered parts of the building unsafe and at risk of further damage. The main challenge focused on the roofline and parapet walls above the windows on the south elevation , which had deteriorated due to corrosion, ingress of water expansion in the existing lintels and rot in the timber structures. This led to persistent leaks and safety concerns for the parapets walls and surrounding roof areas.

Our brief was to assess the site, provide a safe and compliant remedial solution, and carry out specialist works that ensured the structural integrity, weather resistance, and long-term performance of the building. All work needed to be completed safely, efficiently, and with minimum disruption to the academys day-to-day activities. Compliance with relevant building regulations was also a key requirement throughout the project.

WORKS DONE

To execute the project successfully, FMS UK Group provided a full turnkey solution, covering all aspects from assessment and planning to installation and reinstatement:

  • Conducted a full assessment of the site to understand the structural condition and project scope
  • Carefully dismantled an existing ground-level canopy to allow scaffolding access
  • Removed playground astro-turf to create a suitable location for a site office and material storage
  • Erected full scaffolding with protective roof covers to ensure work could continue in wet weather
  • Stripped and removed damaged roofline tiles
  • Dismantled all three affected parapets and removed corroded lintels
  • Installed new structural steel lintels faced with a lime render facings to maintain aesthetics
  • Replaced rotten timber joists with treated timber for long-term durability
  • Designed and built three new hip roofs with high-quality brickwork in keeping with the original design behind the parapets
  • Installed new breathable roofing membrane and batons to ensure longevity and resistance to moisture
  • Fitted reclaimed roof tiles and specialised hip tiles for a seamless match with existing architecture
  • Conducted final safety and quality checks to ensure compliance with building regulations
  • Dismantled and re-erected scaffolding for phase two works
  • Installed a new canopy cover to provide safe outside playing space
  • Reinstated the playground area including re-laying of astro-turf and repositioning of playground equipment
  • Relocated site office to allow continued site access during future phases

RESULTS
The completion of Phase One at Hearsall Academy marked a significant milestone in safeguarding the structural integrity and usability of the site. The newly rebuilt gable ends and roofs now offer reliable weather protection, enhanced safety, and improved performance. By using reclaimed tiles and specialist finishing details, we preserved the visual appearance and heritage of the building while introducing modern, robust materials.

Internally, we carried out plasterboarding, plasterwork and electrical repairs to reinstate areas impacted by water damage. This turnkey approach allowed FMS UK Group to provide a seamless transition from problem to solution, delivering high-quality results on time, within budget, and fully compliant with building regulations.

Phase Two works are now underway as we continue to support the Academy with best-in-class property solutions. This project highlights FMS UK Group’s ability to plan, manage, and execute complex property improvement projects with precision, care, and an unwavering commitment to quality and compliance.

SPLITTING THE WORKSHOP TO ENSURE AN EASY RELOCATION AT THE BELFRY

RENOVATION SUPPORT - SPLITTING THE WORKSHOP TO ENSURE AN EASY RELOCATION AT THE BELFRY

The Belfry Golf club are currently undergoing a major refurbishment plan across the site, as an approved maintenance supplier we are always on hand ready to support. For a recent project they asked us to relocate a workshop to another part of the site to enable further works to be carried out more efficiently. This involved us splitting the building, disconnecting any electrics, plumbing and drainage. We then had to prepare the news site before transporting the worksop and re-erecting it, whilst also making it functional and watertight before use.

PROJECT WORKS
The project works included the following: Health and safety assessment to evaluate risks and essential works required. Removal of  equipment, disconnection of electrical, water and drainage services. Careful splitting of the building into two movable sections. Supply of lifting equipment, transportation and crew to enable move. Preperation of new site, including block work and services. Siting of the building, and reconnecting of electrical, water and drainage services. Additionally the roof was watertight to ensure no leakages after the relocation.

WHAT WE DELIVERED
We delivered a complete solution for the client, allowing them to safely move the workshop within a five day period – thus enabling them to efficiently carry on with other major projects to the site with the workshop close by. The team at the Belfry were absolutely delighted and it equally showed them our capabilities for future projects.

THE IMPORTANCE OF EARLY HEATING CHECKS FOR PROPERTY MANAGERS

GET AHEAD OF WINTER: THE IMPORTANCE OF EARLY HEATING CHECKS FOR PROPERTY MANAGERS

As winter approaches, it’s time to start thinking about your building’s heating systems. At FMS-UK Group, we know that early preparation is key to ensuring a warm, safe, and compliant environment for your occupants. Let’s explore why scheduling heating checks in advance of winter is not just a good idea – it’s essential to ensure your properties remain operational.

Ensure Compliance with UK Legislation
In the UK, property managers must comply with several regulations related to heating systems. The Gas Safety (Installation and Use) Regulations 1998 require that all gas appliances, pipework, and flues are maintained in a safe condition. Annual gas safety checks are mandatory, and failing to comply can result in significant penalties, including fines or imprisonment. By conducting these checks early, you can ensure compliance and avoid last-minute rushes or legal issues.

Prevent System Failures During Peak Season
Winter is the time when heating systems are under the most strain. Identifying and addressing issues during the summer or early autumn ensures that your heating systems are fully operational before the cold weather sets in. This proactive approach minimizes the risk of system failures, which can lead to emergency repairs, tenant discomfort, and potentially costly downtime.

Mitigate Health and Safety Risks
A well-maintained heating system is crucial for the health and safety of your occupants. Faulty boilers or gas leaks can lead to serious risks, including carbon monoxide poisoning. Early checks allow you to detect and resolve any potential hazards, ensuring that your building remains a safe environment for everyone.

Optimise Energy Efficiency and Reduce Costs
Early heating checks give you the opportunity to optimize your systems for better energy efficiency. By ensuring your boilers and heating systems are running efficiently, you can reduce energy consumption and lower utility bills during the winter months. Additionally, addressing issues before peak season can help avoid inflated costs associated with emergency repairs and replacements.

Avoid Tenant Disputes and Maintain Satisfaction
Tenant satisfaction is closely linked to their comfort and safety. A malfunctioning heating system during the coldest months can lead to complaints, disputes, and even legal actions. By conducting heating checks early, you demonstrate your commitment to tenant well-being and maintain positive relationships.

Important Legislation to Remember:

  • Gas Safety (Installation and Use) Regulations 1998: Requires annual gas safety checks by a registered engineer.
  • The Energy Efficiency (Private Rented Property) (England and Wales) Regulations 2015: Ensure that heating systems contribute to meeting minimum energy efficiency standards.

The Potential Risks of Not Getting Heating Checks Done Early:

  • Legal penalties for non-compliance
  • System failures leading to emergency repairs
  • Health risks, including carbon monoxide exposure
  • Increased energy costs due to inefficient systems
  • Tenant dissatisfaction and potential disputes

At FMS-UK Group, we’re committed to helping property managers stay ahead of the curve. Don’t wait until the last minute – schedule your heating system checks now to ensure a warm, safe, and compliant winter season. Need expert assistance? Contact us today for comprehensive facilities management solutions tailored to your needs. Let’s make this winter worry-free!

CREATING A MORE FUNCTIONAL SHOWROOM ENVIRONMENT FOR UK FLOORING

RETAIL FIT OUT AND REFURBISHMENTS - CREATING A MORE FUNCTIONAL SHOWROOM ENVIRONMENT FOR UK FLOORING

UK Flooring Ltd asked us to help them create a more functional showroom space within there existing storage and distribution centre. The current showroom set-up wasn’t working due to the large space and the direct access to the buildings roof. This created heat, sound and lighting issues when customers were coming in to view products, which wasn’t ideal. Our solution was to put in an insulated suspended ceiling across the showroom part of the building. This would ensure that the ambient temperature could regulated, whilst also decreasing the sound levels from the distribution centre behind. It also meant that we could put in a more efficient ceiling lighting system to give more stable light conditions so customers could see the products better.

PROJECT WORKS
The project works included the following. Clearing of the showroom space to enable free access to scissor lifts and ladders. Extending side walls and window areas to enable new ceiling. Installation of new insulated suspended ceiling system, including new lights and emergency lighting. Full redecoration of showroom and reinstallation of wall point of sale units.

WHAT WE DELIVERED
The team did an amazing job on this project and collectively delivered a fantastic new showroom for the team at UK flooring. Essentially the key issues were addressed as they now have controllable heating and cooling within the showroom. Whilst also having a much more efficient lighting system that will showcase products even better. The overall project was delivered on time and to budget, leaving the customer extremely happy.

Eye Emporium are visionary experts and have been serving the communities of London and Kent for over 42 years. As a business, their ethos is centred around not doing things by half measures, it’s all or nothing. They very much think that everyone deserves the best eye care and brilliant customer service – they’re actively trying to change the industry and reinvent the eye care and in-store experience. As part of their growth and investment strategy they wanted to deliver a new type of store for customers and when the opportunity arose in Wandsworth, they asked us to bring that experience to life with a new shop layout and feel. PROJECT WORKS
The team were assigned to completely strip down and prepare the site for all works – rip down all existing partitions and doors, flooring, lighting and furniture to leave a clean shell for future works and final fit out. Where possible the suspended ceiling was to be retained and used. Once completed stage two works could begin these included: Installation of new partition walls to create new kitchen and staff area, consultant rooms and retail space. Rewire of all electrics to add new distribution board for extra circuits to power equipment, point of sale units, LED lighting/celling Grids , CCTV and HVAC systems. Additional new plumbing for kitchen, toilets and HVAC systems. Installation of new doors, ironmongery, flooring along with complete decoration throughout. PREVENTATIVE VS. REACTIVE MAINTENANCE: MAKING THE RIGHT CHOICE FOR YOUR PROPERTY

PREVENTATIVE VS. REACTIVE MAINTENANCE: MAKING THE RIGHT CHOICE FOR YOUR PROPERTY TO ENSURE IT STAYS OPERATIONAL

In the world of property and facilities management, the debate between preventative and reactive maintenance is ongoing. Each approach has its unique advantages and challenges, and understanding these can help you make informed decisions for the properties you manage. Let’s dive into the differences between preventative and reactive maintenance and explore the pros and cons of each.

Understanding Preventative Maintenance
Preventatiive maintenance involves regular, planned maintenance activities aimed at preventing breakdowns and failures. This approach is proactive, focusing on routine inspections, servicing, and repairs to keep systems and equipment in optimal working condition.

Pros of Preventative Maintenance:

  1. Increased Lifespan of Assets: Regular maintenance can extend the life of equipment and infrastructure, delaying the need for costly replacements.
  2. Cost Savings: Although there are upfront costs, preventative maintenance can reduce the frequency and severity of unexpected repairs, ultimately saving money.
  3. Improved Safety: Routine inspections and maintenance help identify potential safety hazards before they become critical issues.
  4. Enhanced Performance: Well-maintained systems operate more efficiently, reducing energy consumption and operational costs.

Cons of Preventative Maintenance:

  1. Higher Initial Costs: Implementing a preventiatve maintenance program requires an initial investment in time, resources, and manpower.
  2. Scheduling Challenges: Coordinating maintenance activities without disrupting regular operations can be challenging.
  3. Potential for Over-Maintenance: There is a risk of performing unnecessary maintenance if intervals are not accurately determined.

Understanding Reactive Maintenance
Reactive maintenance, or “run-to-failure” maintenance, involves addressing equipment and system issues as they arise. This approach is typically unplanned and occurs in response to equipment breakdowns or failures.

Pros of Reactive Maintenance:

  1. Lower Initial Costs: There are no upfront costs for regular maintenance schedules, making it seemingly more cost-effective in the short term.
  2. Simplicity: Without the need for scheduling and planning, reactive maintenance is straightforward and less resource-intensive in the beginning.
  3. Immediate Response: Maintenance activities are only carried out when necessary, potentially saving time on unnecessary inspections.

Cons of Reactive Maintenance:

  1. Increased Downtime: Unexpected breakdowns can lead to significant downtime, disrupting operations and causing inconvenience.
  2. Higher Long-Term Costs: Frequent emergency repairs and replacements can be more costly than planned maintenance over time.
  3. Safety Risks: Unplanned failures can result in unsafe conditions for occupants and staff, leading to potential liabilities.
  4. Inefficient Operations: Equipment failures can cause inefficiencies, impacting the overall performance and energy consumption of the property.

Which Approach is Right for You?
For property and facilities managers, the choice between preventive and reactive maintenance often depends on specific operational needs, budget constraints, and the critical nature of the systems in place.

Key Considerations:

  • Budget: While preventive maintenance requires upfront investment, it can lead to long-term savings. Reactive maintenance may appear cheaper initially but can result in higher costs due to frequent repairs and downtime.
  • Operational Impact: Consider the impact of downtime on your operations. Preventive maintenance can minimize unexpected disruptions, while reactive maintenance may lead to more frequent interruptions.
  • Safety and Compliance: Ensure that your approach aligns with safety standards and regulatory compliance to protect occupants and staff.

Conclusion
Both preventative and reactive maintenance have their places in property and facilities management. A balanced approach that incorporates preventative strategies while being prepared for reactive responses can provide the best of both worlds, ensuring the longevity, efficiency, and safety of your properties. For more insights on maintenance strategies and best practices, follow FMS UK Group. Let’s keep your properties running smoothly and efficiently!
